Over the past few years devel­op­ers have observed that LEED reg­is­tered build­ings lease more quick­ly and with rent pre­mi­ums of up to 30%.

After los­ing their home to a fire in 2017, the project own­ers aimed to build a replace­ment that was sim­i­lar in design but stronger and more fire-resis­tant. The fire had exten­sive­ly dam­aged the site, which neces­si­tat­ed a com­plete demo­li­tion of the old struc­ture, includ­ing the for­mer base­ment, pri­or to the con­struc­tion of the new ICF home.

ICF con­struc­tion offers an easy way to achieve hur­ri­cane-resis­tant wall sys­tems that pro­tect against wind, fly­ing debris, and flood­ing.

Insu­lat­ed con­crete forms (ICF) cre­ate a more ener­gy-effi­cient, qui­et, and healthy build­ing than one built with wood-frame con­struc­tion. ICF build­ings are also more resis­tant to dis­as­ter, fire, insect, and mois­ture intru­sion than wood-frame struc­tures.

The project is a key fea­ture and gath­er­ing place in a small city that is plan­ning sub­stan­tial city-wide rede­vel­op­ment. The new 11-screen the­ater is a focal point of this effort and has intro­duced the region to ICF and the ben­e­fits of build­ing with this method.

High-per­for­mance build­ings also pos­i­tive­ly impact the envi­ron­ment and pro­vide finan­cial ben­e­fits before and after con­struc­tion.
